Requirements for Applying for One of SP&M’s Properties

Based in Chicago, Seminary Properties and Management Ltd is a family-owned real estate company in existence for over 45 years. The company operates and manages rental properties across Chicago’s Northside. Here’s what you need to apply to rent one of the properties managed by Seminary Properties and Management Ltd (SP&M).

To apply for an apartment, you will need to do two things: submit a fully filled application form and pay an application fee. You can apply online through the individual available apartment pages by clicking Apply Now.

All applications should be accompanied by a $195 fee per adult. The fee includes a non-refundable $45 for conducting a credit check and a $150 down payment toward the applicant’s apartment. One this is paid, the apartment is taken off the market. This, however, does not mean that the application is automically approved. The company still has to evaluate the applicant’s application before approval. Please also attach income verification documentation.

Management will assess the applicant’s income-to-rent ratio and credit report. They will also contact the applicant’s most recent landlord for reference. If an applicant is approved, he or she will have to clear the remaining application fees and sign a lease agreement. If an applicant is not approved, they will receive a refund of the $150 down payment.
